The things people ask us most

How long can I stay?
Anywhere from one month to a year or more. Most listings ask for a minimum of three months, and many roll on to month-to-month afterwards. Each listing states its own accepted range, and you can filter by how long you need.
What is included in the rent?
One monthly figure covering rent, electricity, water, gas, high-speed Wi-Fi and professional cleaning of the common areas. If a listing cannot include something, it says so plainly on the page. There are no surprise costs after you move in.
Do you charge renters a fee?
No. You pay exactly the rent shown on the listing. There is no booking fee, no service fee and no charge to apply or to browse.
Can I rent a whole house rather than a room?
Yes. Some properties are offered both ways, room by room and as a whole home, and you can filter for either. A whole home is a single lease for one tenant or one group.
How does screening work?
Once you apply we run identity, credit, eviction and criminal background checks through TransUnion. You consent to this as part of the application and you see the outcome. If an application is declined on the basis of a report, you receive the notice the law requires along with how to dispute it.
Will I know who I am living with?
Yes, and this is the part most platforms skip. On a room listing you can see how many people already live there and watch short video introductions from those who have chosen to share one, before you apply.
How are housemates matched?
On how you actually live day to day: sleep schedule, tidiness, whether you have guests over, smoking and pets. Never on race, colour, religion, national origin, sex, disability, family status, age, sexual orientation, marital status or source of income. Matching on any of those would be unlawful, and we do not do it.
Is there a security deposit?
Usually one month's rent, held and returned in line with Maryland law. We take no commission on deposits.
How do I pay rent?
Automatically by bank debit each month. If you move in mid-month your first payment is prorated to the day, so you never pay for time you did not have.
What if something breaks?
You report it in one place and a named person owns it through to resolution. Heat, water, power or security problems are responded to within 24 hours. Routine repairs are acknowledged within two business days with a date attached.
What does it cost to list my property?
Nothing to list. We take 10% of the rent we collect for you and charge nothing else: no listing fee, no subscription, no per-applicant charge and no commission on deposits. The rate is fixed when a lease is signed, so later pricing changes never affect a tenancy already running.
Can I let some rooms and keep one for myself?
Yes. You choose which bedrooms go on the market and price each one separately. Rooms you keep back simply are not listed.
