What we check, and what we do when something goes wrong

Shared living asks you to trust strangers. We try to make that a reasonable thing to do rather than a leap of faith.

Owners are verified

Before a listing can go live we verify the owner’s identity and their right to let the property. Listings are reviewed against our published standards and are not published automatically.

Applicants are screened

Everybody who applies is identity-checked and screened for credit, eviction history and criminal background through TransUnion, with their explicit consent. Owners see an outcome and the information relevant to a tenancy decision, and nothing protected by fair housing law.

If an application is declined on the basis of a consumer report, the applicant receives the adverse action notice the law requires, including how to obtain the report and dispute it.

Your money

Rent moves through Stripe directly from your bank account to the owner’s. We never hold your rent in our own account and we never see your bank credentials or card numbers. Our commission is separated at the point of payment and itemised on every line.

You are never charged a booking fee, a service fee or an application fee. The rent on the listing is the rent you pay.

Your privacy in the house

Every bedroom has a working lock only you and the owner can open. Exact street addresses are withheld from public listing pages until an application is approved, so browsing does not expose where residents live.

Video introductions are voluntary

Residents choose whether to record one. Nobody is required to, no application is advantaged or disadvantaged by it, and a video can be withdrawn at any time.

When something goes wrong

You report it in one place and a named person owns it through to resolution. Heat, water, power or security problems get a response within 24 hours. Routine repairs are acknowledged within two business days with a date attached.

If an owner will not put something right, we remove the listing. If you feel unsafe, contact emergency services first, then tell us.
