Our standards
What every home here has to meet
This is the difference between a managed home and a room advertised on a classifieds site. We publish the standard so you can hold us to it.
Checked before a listing goes live
Every property is reviewed against this list before it can be published, and reviewed again whenever a resident reports a problem.
Condition and furnishing
- Every bedroom is let furnished with, at minimum, a bed with a supportive mattress under five years old, a wardrobe or closet, and a surface to work at.
- Common areas are furnished and usable on day one. A kitchen has working appliances, enough seating for every resident, and space in the fridge for each person.
- Walls, floors and fittings are in good repair. No visible damage, no temporary fixes left in place.
- Heating and cooling work in every bedroom and are under the resident's control where the system allows.
Cleanliness
- The home is professionally cleaned before every move-in, not tidied by the outgoing resident.
- Common areas are professionally cleaned on a recurring schedule paid for out of the monthly rent. Residents are not running a chore rota.
- Bins, recycling and yard upkeep are arranged by the owner, not left to whoever minds least.
Safety and privacy
- Every bedroom door has a working lock that only the resident and the owner can open.
- Working smoke and carbon monoxide alarms on every floor, tested between tenancies.
- Homes built before 1978 carry the required lead paint disclosure and pamphlet.
- Exact street addresses are withheld from public listing pages until an application is approved.
How it is represented
- A minimum of eight photographs per home, taken in daylight, at a resolution we specify. Dark phone snapshots are rejected.
- Every bedroom offered has at least one photograph of that actual room. No stand-in shots from a different bedroom.
- The monthly figure shown is the full figure. Any cost not included is stated plainly on the listing.
- Photographs are retaken when the furnishing changes materially.
Responsiveness
- Messages from applicants answered within one business day.
- Urgent maintenance, meaning heat, water, power or security, responded to within 24 hours.
- Routine maintenance acknowledged within two business days with a date attached.
When a home falls short
Tell us. Every resident has one place to report a problem and a named person who owns it through to resolution. If an owner will not put something right, we remove the listing. We would rather have fewer homes than homes we would not live in ourselves.
