Terms of service

Draft for review. These terms must be reviewed by a Maryland real estate attorney before the first real lease is signed.

What RimiLiving is

RimiLiving operates a platform that connects people seeking housing with the owners of that housing, and provides supporting services including listing, applicant screening, lease preparation and rent collection. The lease is between the renter and the owner. We are not a party to it.

Eligibility

You must be 18 or older to create an account, apply for a home, or list a property.

For renters

• The rent shown on a listing is the rent you pay. We add no booking fee, service fee or application fee.
• Applying authorises us to obtain a consumer report about you. You will be asked to consent explicitly and told what is checked.
• Information you give in an application must be accurate. A material misstatement is grounds for declining or terminating a tenancy.
• Your obligations once you move in are set by your lease, not by this page.

For owners

• Listing is free. We charge a commission of 10% of the rent we collect on your behalf, deducted before your payout.
• The commission rate in force when a lease is signed is fixed for the life of that lease. A change to our published rate applies only to leases signed afterwards.
• We take no commission on security deposits.
• You must have the legal right to let the property and must comply with all applicable licensing, zoning, occupancy, habitability and fair housing law.
• Listings must meet our published standards and must describe the property accurately. We may decline or remove a listing that does not.
• You may not discriminate against applicants on any protected basis. This is a condition of using the platform and we enforce it.
• You may let a property room by room, as a whole home, or advertise both. Where both are advertised, an accepted lease on one automatically blocks the other so the property cannot be double-booked.

Payments

Rent is collected by bank debit through Stripe on the schedule set in the lease, with your explicit authorisation. Funds move directly to the owner’s connected account with our commission separated at the point of payment. We do not hold rent in our own account.

A refunded rent payment has its commission reversed proportionally. Failed payments are retried and may incur a late fee where the lease provides for one.

Prohibited use

• Listing a property you have no right to let.
• Misrepresenting a property, a room, or yourself.
• Discriminating against applicants or residents.
• Attempting to move a tenancy off the platform to avoid commission after an introduction was made through it.
• Harassing any other user.

Limitation of liability

We provide the platform and supporting services with reasonable care. We do not guarantee that a property will be let, that an application will be accepted, or the conduct of any user. Nothing here limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the State of Maryland.
